Conditions of Letting
1. Lettings start at 4.00pm on the day of arrival and end at 10am on the day of departure unless arranged in advance with the owners.
2. The entrance way to the property is monitored by CCTV. The area of rental is the ground floor apartment only. The upstairs of the property is a private dwelling with no access. Any access to the 1st floor property will be recorded via CCTV and you will be removed from the property. Any theft or damage will be reported to the Police.
3. Bed linen and towels are included in the rental.
4. The cottage should be vacated by 10am on the day of departure and left in a clean and tidy condition.
5. Smoking and Vaping is NOT permitted inside.
6. Dogs and other pets are not permitted in this property.
7. Minor accidental breakages or damage will not be charged to the occupier but must be reported so that it can be replaced. Damage or breakage in excess of £10 will be invoiced.
8. Baggage and other occupier’s property is at the occupier’s risk at all times.
9. The owner does not accept responsibility or liability for loss or damage to any car or its contents. There is a visitors parking permit provided with the property. This should be correctly displayed in the windscreen of your vehicle that should be parked across the road from the property in the residents parking. Upon checkout the parking permit must be left in the apartment. (Failure to return the parking permit at checkout will result in the full cost of a replacement permit being billed to you.
10. The owner will not be responsible for any damage or injury suffered by the occupiers, their visitors to the property.
11. No more than two persons may occupy the property and it is not permitted for the hosting of parties. Over occupation of the property will result in you being removed from the property and no refund will be given.
12. It is the sole responsibility of the occupiers for securing the property during the term of the holiday letting.
13. Occupiers should follow the waste recycling policy, as defined by Highland Council. The Green bin is for general waste, blue is for recycling; paper, cardboard, recyclable plastics etc (No Glass). Please leave glass bottles in the basket in the kitchen and we will recycle these for you.
14. Bookings may only be completed by adults over 21 years.
15. The property must not be used for any illegal activity at any time. Any suspicion of illegal activities being undertaken will be immediately reported to the Police and all occupiers will be removed from the property and no refund will be given.

Inverness Train and Bus stations are a 5 -10 minute walk away and offer accessibility to the rest of the highlands and the UK. Inverness Airport is approximately 10 miles away and can be accessed via train and bus.
To explore the wider highlands a car is the best option but the central location of this apartment makes public transport routes accessible.
